What you have to hand over
Since 2024 a Dutch building project is judged partly on the file it leaves behind. Two of these obligations change how evidence has to be captured during the work, not how it is reported on afterwards.
- The Wkb completion file
At handover, evidence that the building meets the requirements has to be presented to the authority.
Evidence is captured against the specification while the work happens, so the file at the end is an export rather than six weeks of reconstruction.
- The consumer dossier
A private client is entitled to a dossier at delivery showing what was built and how.
The same evidence produces the client's dossier. One capture, two outputs, instead of a second document assembled by hand.
- The Omgevingswet
Permits and notifications run through one digital route, on dates that carry consequences.
Submissions, decisions and conditions are recorded against the project, so a deadline is visible while there is still time to act on it.
